If you are not an agent looking to help a buyer, with assistance from a seller, then you should visit the Sellers & Builders area.

As a realtor or broker, you are most likely looking for down payment assistance or financing for your client.  Down payment assistance can be found here using the services of HBAF.

Financing will be found using the Amstar Mortgage services.

Realtors have much to gain by using HomeBuyers Assistance Foundation to help your clients purchase their new home.

  • HBAF provides Down Payment & Closing Cost assistance to borrowers with good or poor credit.
  • By helping your clients, you will close more sales.
  • Fiinancing your clients, with credit issues and not having a down payment, is possible.  We do it every day.
  • Not all credit issues are resolvable but large numbers are and we can help you get your sale closed.

- First Things First -

You need to determine the kind of assistance required.

If your client has secured financing and you have negotiated with the seller to provide a service fee, then you will request Down Payment Assistance using the sellers application.

If your client has not secured financing, then you must take a different approach.

Our branch office of Amstar Mortgage works with HBAF to secure financing.

HBAF is a full service 501(c)(3) Non-Profit, specializing in a variety of credit counseling services that can turn your busted loan into a profitable close:

  • Payoff bad debt prior to or at close.
  • Negotiate & settle bad debt for 50% or less in days not weeks or months.
  • Rapid rescore derogatory accounts in 3 business days & update the credit report to get the FICO scores you need.
  • Debt management payment plans & credit reference establishment for active Lease Purchases.

Your client must be qualified by HBAF.  This can be done online in the Home Buyers section of this site.  All of the requested information, must be submitted.  Incomplete applications may not be processed.

HBAF will then refer your client to Amstar Mortgage for financing.  When a qualifying amount has been determined, you may submit your potential offer, with all the specifics.

Negotiations with the seller is your job.  We will give you the guidelines required to complete that process.
