In simplest terms, the transaction will work like this.  You agree with HBAF to pay a service fee to HBAF at the closing on your property.  The service fee will include the amount of funds needed to cover the Down Payment & Closing costs plus a nominal charge for the service (usually 1% of the purchase price).  HBAF will provide funds to the buyer to cover those costs prior to closing via the settlement company.  The settlement company will then pay the service fee to HBAF at closing.
